909 and 999 North Pacific Coast Highway, Kilroy Realty’s two-tower office campus in El Segundo, shot for JLL’s Pauline Paredes: each building on its own, the pair together, the lobby and the tenant lounge.

We were on site before 7am, ahead of the scheduled 10am meet with the building’s on-site contact, working the exteriors while the street was still quiet. The two towers went up in 1962 — among the first high-rises built in El Segundo — and were remodeled in 2000 and 2003, eleven floors at 909 and eight at 999, a few blocks off LAX.

Inside, 909’s lobby runs long under a rippled white ceiling, polished stone floors and a sculpted wood reception desk. The tenant lounge — the garage, in the booking notes — sits under a wood-slat ceiling: a line-drawn rhino and florals across the walls, a “Do What You Love” sign, café tables and a shuffleboard run.
