4475 Executive Drive, Suite 150, in UTC, San Diego — interior photography for JLL Life Sciences’ Michelle Westoby. She wrote Monday morning asking for the suite; we were on site by 10am Wednesday.

An hour inside: the open office bay with its ductwork left exposed overhead, the conference room, the break room’s green tile, the seating nook off the glass doors. The bay’s row of glass-walled offices down one side doesn’t leave much to hide behind, so the frames had to work the angle against the hallway’s own reflection instead of fighting it. The building’s circular stair tower carries the rest of it, three floors of steel stair wrapped around a skylight, so a couple of frames went straight up into that instead of out at the furniture.

The building is Phase 3 Real Estate Partners’ GENESIS Executive, a life science property in UTC, one of San Diego’s denser life science submarkets, renovated in 2022–2023.

Photos were in Michelle’s inbox Thursday morning. Got her a few extras of the lobby’s own glass stair tower and the seating nook by the entry, the kind of shot a floor plan alone doesn’t sell.

Seven photos delivered for the suite, plus the lobby extras, same week as the ask.
